Owner Frequently Asked Questions

  • Q: What type of properties do you manage?

    A: We manage single family homes, condominiums, townhomes and manufactured homes.
  • Q: How soon can you start managing my property?

    A: Once we have the documents signed and keys in hand, we can get the ball rolling immediately. The sooner it’s on the market, the sooner it gets rented!
  • Q: Are you licensed?

    A: All Property Managers working for Liz Moore & Associates are licensed and take annual certification classes for Fair Housing updates, Legal Updates and much more. We draft our agreements and follow all requirements of the Virginia Residential Landlord and Tenant Act
  • Q: How long of a lease do you sign?

    A: Leases may be for 12 months are longer and are based on owner or applicant request. We occasionally receive requests for shorter terms and in that event, your PM will contact you to discuss what the best options are for you.
  • Q: How is rent collection handled?

    A: Tenants make rent payments electronically via their tenant portal. In addition, the portal is used for creating work orders or communicating with their PM
  • Q: How and when do I get my rental income?

    A: We post rent to owners accounts twice a month. These dates are generally the 11th and 25th, with allowances for holidays and weekends.
  • Q: Am I required to make my property available to Section 8?

    A: In our market, owners are not required to accept Section 8 tenants although they may choose to do so.
  • Q: Do I get to see the lease or sign it?

    A: Your Property Manager signs all leases on your behalf. Once the signed lease is received and entered into our system, a fully executed copy will be uploaded to your portal.
  • Q: How much security deposit do you charge the tenant?

    A: We charge a minimum deposit equal to 1 month’s rent. If a tenant has pets, or if we feel that their credit history warrants such, we charge a higher deposit.
  • Q: Can you put the money directly into my account?

    A: We offer direct deposit for our owners which is implemented simply by filling out our documents and by providing a photo of a check for the account you wish to use.
  • Q: Do you sell real estate too?

    A: Liz Moore & Associates does have a sales division and we will be happy to recommend an agent for all of your buying and selling needs.
