  • Q: How long does my application processing take?

    A: Once we have applications with supporting documents for all adults living in the home, a Property Manager will reach out to address any contingencies, special requests or other items related to the lease and you should have an answer within 48 hours.
  • Q: What is your minimum credit score?

    A: We have a minimum of 600
  • Q: How much do I have to make to qualify for a property?

    A: Our rent to income ratio is 3 times the rent. If more than 1 adult is living in the property, incomes may Be combined and this is gross income, so before taxes.
  • Q: When should I start looking for a rental?

    A: We recommend looking at least a month out from your move as the market moves very quickly right Now and rentals are going fast.
  • Q: What kind of income verification is acceptable?

    A: We require a month’s worth of immediately prior pay stubs. If you are moving to the area for job relocation, we will accept an offer letter from your pending employer.
  • Q: Can you hold a place before I apply?

    A: No, we will not remove a property from the market until we have a signed lease and certified funds.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: No, we require only the deposit and first month’s rent prior to occupancy.
  • Q: How old do you have to be to apply?

    A: All applicants must be of legal age as the lease is a legally binding contract.
  • Q: Is the deposit refundable?

    A: Yes, your deposit is fully refundable as long as all move out requirements of the lease are fully completed.
  • Q: Who needs a cosigner?

    A: Co-signers are only needed or considered if you do not meet our Tenant Selection Criteria. In addition, Owners are not required to accept co-signers, so this is always at their discretion.
  • Q: You have a property I want to rent. How do I apply?

  • Q: How do I pay rent?

    A: All Rent is paid through your tenant portal at LIZMOORERENTALS.COM
  • Q: I want to get a pet. What do I do?

    A: Pets must be approved and are at the owners’ discretion. Should the owner accept, additional deposit and rent are collected.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: The lease is drafted in both names and renewals require all signatures. Should you choose not to renew and your tenant request to stay, they must qualify again on their own and must sign a new lease.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Both the lease and the Tenant Handbook give clear outlines of the move out procedure. 60 days notice is required and you may give this notice via your tenant portal. Once notice is received, you will be contacted by your PM and our Inspector for end of lease proceedings.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Repairs are generally covered by the owner unless they are determined to be a tenant expense. An example of a tenant expense would be for unclogging a shower drain due to hair or other items clogging the drain.
